Since Yaletown is my area of expertise and I do focus on Yaletown more than others, I wanted to share the stats in September for this area as I’m getting many questions:
In Yaletown there has been total of 36 sales. The total number of inventory in September was 210 units with 119 of them being a new listing in September, which increased in numbers by 38.9%. This increase is in direct relation with lower sales and market shift toward buyer’s market.
The Home Price Index (HPI) Benchmark is at $911,300 which increased 2.7% from last year in September values.
The median price is the price that is right in the middle of the highest and lowest sold and for month of September 2018 the home sold in Yaletown median price is at $924,000 which dropped 9.9% from last year.
The average price is the result of total adding the numbers of dollar sold and dividing it by the number of sold. The average price for September 2018 is $1,157,957 which dropped 12.5% from last year.
The average number of days on the market in September is 34 days which increased 30.8% from last year indicating a buyer’s market and less activity.
Average dollar per square foot in Yaletown is $1,161 which dropped 7% from last year.
In regards to Sale Ratio, Yaletown is 18% sale Ratio. In August this number was at 24% which was a seller’s market and now it is a balanced version of it.
In general, anything above 20% is a seller’s market, between 15-20% is balanced and below 15% is a buyer’s market activity.
Yaletown a great neighborhood in downtown Vancouver. It also has an special focused area by the seawall and Marina side from Burrard to Cambie bridge right by the False Creek. This area is offering beautiful parks like David Lam’s Park and serene walk on the seawall. It is close to all shopping on Robson and offers local boutiques and cafes to enjoy in this neighborhood of Beach district.
