What to View At a Home For Sale? Even During Open House.

So you have been searching for house and or condo apartment for sale alongside of your REALTOR® and set aside a few top choices to have a closer look.
Your real estate agent arranged with the listing agent and made an appointment for all 3 listings. It is a fun tour day and you are going to view your top selections of home for sale. What is it that you need to look for and make note?

I always advise my real estate buyer clients to always pay attention to the first impression. If it is a Vancouver house for sale, as you walk in the front yard and move along the steps opening the front entrance, stay at the door and brows into the house. The first feeling is always the best feeling to judge to see if this is the house for you and your family.
If you are looking for Condo apartment MLS® listing for sale, also start paying attention as the elevator door opens up to the level and walking the corridor to the front entrance of the unit for sale. Stand by the foyer and get in touch with your feelings.
- Do you see yourself walking through the door every day?
- Do you see yourself and your family sitting around your dining table having a dinner?
- Do you see your recliner by the corner window?
- Do you see your kid’s toy laying around and playing on the ground?
This is very important as you already connecting the dots.

Next is to bring out your notebook and start taking notes.
Do not judge the home owner’s furniture. In your mind, remove the furniture and see the place as a blank canvas. Start planning and pacing your furniture and taste. This way you see the actual potential.
Does it need a fresh quote of paint?
Does it need new windows?
What about the appliances?
What is the kitchen counter top quality material?
What’s the rooms carpet conditions?
Is the floor hardwood and requires maintenance to remove their pet’s scratches?
Bathroom’s floor and vanities shape and condition? Do you need to renovate a complete new bathroom?
What’s the ceiling heights? Is it high enough to hand our beautiful crystal chandelier?
What’s the backyard or balcony facing? Does it bring enough light and sun inside?
If viewing a condo for sale, is it pet friendly and or does it have size restriction for your lab?

Viewing a home for sale as a real estate buyer must be thorough and detailed. It is important to also ask questions. Although you do have an opportunity to place conditional offer to investigate further in to home inspection, financing and document’s review, asking the following questions is very beneficial for you to make a decision.
Why are the home sellers are selling their property?
Has there been any bad history of crime or murder in this unit or the house for sale?
What are the neighbors like? Do they have kids, is this a family friendly neighborhood?
How is the safety and security of this property?
If it is a condo, how is the strata management and activity?
What type of renovations have the owners done since they owned and has it been done by a professional with permit?

Despite of home inspection and looking into city’s zoning and permit history later on, these questions can lead into a further investigation and research to see if this condo unit for sale or this beautiful house, fits your family needs and wants.
