As a local Vancouver REALTOR® and real estate agent, one of my early steps of knowing my buyer clients is to have a detailed discussion about what they are in search for. I jugged down every detail and place all their wish-list in my criteria folder. This way, it helps reduce the stress of viewing home types, size, locations which are not desirable for them.
With this technique, I usually have found a perfect home for my clients within a short time and a few house viewing.
Here are some tips to find your desired home much quicker with less stress. Narrowing down and focus on what exactly they want.
- Look beyond what it is:
When I show homes or condos for sale, not every single one of them are staged and friendly to the real estate buyer's eyes. In most cases, they have clutters, not cleaned, not updated. This ca leave a negative impression for viewers. For a buyer, this can also be a positive approach. If the house they are viewing was in a perfect state, then it would have been sold. So it is a perfect opportunity to look beyond what the staging looks like and see the potential.
From front and backyard, see how, as a buyer who one day will be living there, you can change its landscape and make it to your desire.
Entering the home, see your favorite color on the walls and recognize the difference it would make to your furnishing style. Place your furniture instead of the sellers existing and imagine it in your mind as you'd be relaxing in your couch with your family around the house.
If you see minor repairs require, see them fixed in your imagination. This will make a different impact when you view any house. Find the true potential when looking beyond what this house for sale is and see the change of making it yours.
- Do you get that feeling?
having the notes above in mind, when entering a house or condo for sale, listen to your heart and feeling. This is the most important moment. If you can see yourself walking in from the same door and say hello to your family in the dining room, you have that feeling.
- If is 80%, then it is perfect.
As a buyer, everyone has different wish-list and desires. But not every buyer can find their 100% desire list when searching for a house or condo for sale. My REALTOR® skills have thought me to educate my buyer clients, if it checks 80% of your wish-list, then this is the one.
In my early stages with my client, when we discuss their wish-list, it is my priority as their REALTOR® to know what is important to my clients. So I prioritize their wish-list and categorize the must haves and maybes.

The limit here is to know how much you can afford as well as the limiting the style you're searching. Financials are something that needs to be clarified a an early stage.
