No matter whether you are searching for a real estate and property for sale in Vancouver or looking to sell your home as a real estate seller, when meeting with a Vancouver Realtor, it is important to know their level of competency to act on your behalf.
It is a good idea, to either listen to how the following factors unfold itself in the conversation, or simply bring them up and make them a question’s subject:
- Market trend Knowledge and Skills
It is one of the major factor of a Realtor’s requirement to have Knowledge, Skills and ability (KSA). In another article we discussed the “agency” that how an “agent” influences and impacts the legal position of the principle “The client”.
Being on top of the real estate market trends and information daily is essential to a Realtor career and success. As a Vancouver Realtor, the first topic of conversation should point to the real estate market activity. It is also important not only to know all the information and activities relating to the focused area of the conversation, but also a wider range of area and anything that can suddenly impact it.
- Network locally and globally
One of the major factor of success in any Realtor’s career is to have an expanded network of clients and professional. This is a great asset for any Vancouver Realtor. The benefit of extensive network is if working with a buyer, they get to have the listings review prior to MLS® listing as exclusive, and for seller they get to enjoy the higher level of exposing their property.
- Marketing ability
When a Property gets listed, exposing the property to all and all potential home buyers, is super important. Although listing on MLS® and placing a sign at the front lawn is part of the process, but it is not enough to market that real estate to every potential home searcher. Depending on the area, buyers are searching online and offline to find their desired home. A Realtor must recognize the direct niche market available for the subject property and target that demographic in many different ways.
Marketing is expensive and not many have the ability to afford this extraordinary task. Unfortunately, we still see many taking the photos with the own phone and end their marketing right there and then. Advertising is also super costly and need strong presence.
- Negotiation ability
Another important career fact for a Realtor is his/ her ability to negotiate. There are certain classes that provides certifications and teaches how to negotiate. No matter how extensive this classes are, although good, but the best is experience in the field. Would you hire a fresh off college who just obtained his hotel and restaurant management certification as a general manager of a hotel? Certainly not.
- Level of Competency and confidence
It is part of ethic of a Realtor to be “competent”. Competency is required from all Realtor practicing Real estate. The KSA mentioned above is the pillar of this competency. An agent has tremendous task in real estate an its impact in his/her clients. You can always view how confident a Realtor is by talking about his/her past experience and every situation in addition to market trends. Even a handshake and the way to carry the conversation says a lot about someone’s confidence and ability in their work.
