Be educated in the current market. Is it Buyer's or Seller's market. What are the comparable sold and available near yours. How many days in the market? what is the price range and dollar per SF. What is the Sales Ratio in your sub-market area. Knowing your market helps you understand the entire process and expect all the unexpected.
2. PRICE IT RIGHT
This is the most important part of selling your property. When you know the market and all its expectations, price your property accordingly. Not too high to scare the buyers and not to low to leave money on the table. Get it right.
3. PREPARE YOUR PROPERTY BEFOR LISTING IT ON MLS®
This is another important point. You want your property to be speck, clean, ready for the first showing. The first impression and the last. Do not list and get it ready as you go. you might not leave a best impression to one showing whom could have been a real buyer.
4. EXPOSE IT.
Be accommodating. Unless it is a rental property, if you are the living in homeowner, then expose and bring buyers as they request to view. This is quite effective especially when you compete against other listings in market and buyers have more choices. Don't lose an opportunity to have your beautiful property be on the first list to view.
